For investors in alarm and security companies
Own a security company, or about to buy one?
I started an alarm company with one truck, and, over 23 years, created hundreds of thousands of monitored accounts and over $600 million in revenue. I look at a company the way the person running it would, and the way a buyer would. That view is hard to get from inside a deal.
For private equity firms, family offices, lenders, and anyone with money in an alarm, monitoring, or security-systems company. Not guard companies.
Buying one
Before you pay a multiple
Before you buy, you should know how the company really gets its accounts and how well it keeps them.
- Every market it serves: who Google and ChatGPT name when a buyer there asks who to call, and where this company lands
- Its reviews and ratings next to the competitors in each of those markets
- Its website, checked against the eight things a buyer looks for
- Where new accounts come from, and what each one costs to create
- Attrition, and how much of the RMR you can actually prove
- The questions I would ask management before closing
- The tools ready to switch on the day you close
Priced per deal. Call and we will scope it.
Owning one
After you own it
Growing accounts and RMR at a company that has stalled, and getting it ready to sell for the number you planned on.
- A monthly one-to-one with me, and my cell in between
- A half-day working session on the business every quarter
- A sell-ready check every quarter: what a buyer would pay, and what they would discount
- The runs-without-you plan: a company a buyer can take over
- Me in the room with a buyer, a lender, or a partner when it counts

When it is not working
Sometimes the team running a company won't change until someone from outside, who has done the job, tells them what is wrong. I will tell them, and then help them fix it in order.
- An honest read of what is broken: sales, service, attrition, marketing
- A plan, in the order I would do it
- Me working with the management team until it gets done
Runs through the Owner's Program, Partner level.
See the Owner's ProgramPut AI to work in the company, before you buy it or after
Most alarm companies I look at have no AI working inside them yet. For a new owner, that is money on the table. A lot of the daily work in an alarm company is the kind AI now does well, with a person checking it.
01
Get the tools ready before you close. We set them up and test them on the company's own calls and leads, so they work on day one.
02
Run them quietly beside the team for the first month. Customers see nothing change, except faster answers.
03
A person approves anything before it reaches a customer.
04
Every company you add after that plugs into the same tools, so the second one goes faster than the first.
What that covers in an alarm company: the service calls (the beeping keypad, the low battery, the panel that won't arm, answered 24/7), every web lead answered, booked and followed up, cancelled accounts and old quotes worked back, and a map of where AI cuts cost or adds sales, in order.
It doesn't replace your good people. It lets them do more in less time.
How it is priced
- My time
- The Owner's Program, Partner level, priced on revenue.
- Our tools
- Priced by account count, for each company.
- Custom tools
- Priced per project.
- Diligence
- Priced per deal.
What a buyer pays for
A buyer pays for accounts that stay, accounts that cost a known amount to create, and RMR you can prove. Everything else gets discounted. That is what I look at first, whether you are buying a company, holding one, or fixing one.
How it starts
Call (737) 325-3777. Holland answers that line for me and sets up a time for us to talk.
Fine print
- Confidential. We will sign your NDA before you send anything about a deal.
- Advice is advice. Strategy, structure, sale readiness and diligence are the judgment of an operator, not legal, tax, accounting or licensed brokerage services. Bring your lawyer and CPA.
- Results. Nobody can promise a sale price, a multiple, or a number of new accounts. We can promise the work.
When it works, it is a win for both of us, and that is the only way I want to do it.
